ALEXANDER JOHN SMITH

Can Foreign Nationals Rent an Apartment in Japan Without a Japanese Bank Account?
“I have just arrived in Japan and do not have a Japanese bank account.”
“Can I apply for an apartment before opening a bank account?”
“How can I pay rent while my bank account is being set up?”
“Can I use a family member's bank account?”
“What should I do if my residence card and bank account show my name differently?”
These are common questions for foreign nationals starting a new life in Japan.
Whether you are coming to Japan for work, university or family reasons, finding a place to live is one of the most important steps.
However, opening a Japanese bank account and signing a rental agreement can involve different documents and procedures.
You may be able to apply for and rent an apartment in Japan without already having a Japanese bank account. However, acceptance depends on the landlord, property management company and rent guarantor.
You must also confirm how the initial rental costs and monthly rent will be paid.
This guide explains the practical steps to take before signing a rental agreement.
1. Is a Japanese bank account required to rent an apartment?
Not every rental property has the same payment requirements.
Some properties require tenants to register a Japanese bank account for automatic rent payments.
Others may allow bank transfers or a temporary alternative payment arrangement.
Item | What to check |
|---|---|
Rental application | Whether you can apply without a Japanese account |
Guarantor company | Whether domestic account registration is mandatory |
Initial fees | Accepted payment methods |
Monthly rent | Bank transfer or automatic withdrawal |
Account registration | Deadline for submitting your details |
Having your rental application approved does not necessarily mean that your monthly payment arrangements have been completed.
Before applying, explain that you have not yet opened a Japanese bank account.
For information about applying before arriving in Japan, read our guide to renting an apartment before entering Japan.
2. How is rent normally paid in Japan?
Two common methods are automatic bank withdrawal and bank transfer.
Automatic bank withdrawal
Your monthly rent is taken from your registered bank account on a scheduled date.
After registering your account, the payment arrangement may take time to become active.
Bank transfer
You transfer the rent to the account designated by the landlord, property manager or guarantor.
The correct recipient, payment amount and due date must be confirmed.
Item | Automatic withdrawal | Bank transfer |
|---|---|---|
Payment | Collected automatically | Sent by transfer |
Registration | Bank account registration required | Depends on payment method |
Common risk | Insufficient balance | Missing the due date |
Fees | Depends on agreement | Depends on transfer conditions |
Do not assume that bank transfers are allowed simply because you cannot yet arrange automatic withdrawals.
3. Can I pay rent while opening my Japanese bank account?
Some landlords or property managers may allow a temporary payment method until your automatic withdrawal arrangement is completed.
For example:
November 1: Rental agreement begins
November 5: Bank account opening procedure
November 12: Account details submitted
December: Automatic withdrawal expected to begin
This schedule is only an example, not a standard processing timeline.
You must check whether the first month's rent has already been included in your initial payment and which future rental period your next payment covers.
Ask the property manager to confirm the temporary payment method and deadline.
4. How can foreign nationals open a Japanese bank account?
Japanese financial institutions may request identification and information about your residence status, residential address, employment or study arrangements.
Documents may include:
Residence card
Passport
Employee identification
Student identification
Address verification documents
Signature or personal seal, depending on the bank
The exact requirements vary by financial institution.
Japan's Financial Services Agency explains that banks may check residency information and the purpose of the account both when opening an account and during the banking relationship.
A residence card does not automatically guarantee approval for a bank account.
Check the chosen financial institution's official requirements before applying.
5. What if I do not have a registered address yet?
New arrivals sometimes face a practical difficulty: they need a place to live, but the bank asks for a Japanese residential address.
Depending on the rental property and bank, you may need to coordinate the timing of your rental agreement, address registration and bank account application.
Newly arriving mid- to long-term residents are generally required to notify the municipality of their residential address within 14 days of establishing that address.
However, rental agreement procedures and municipal residence registration are separate.
For guidance on your immigration status and address registration, consult the Immigration Services Agency or your municipality.
6. What if my name is written differently on my bank account?
Foreign nationals may have names written differently across documents.
For example, your passport might display your name in Roman letters, while your bank account uses registered Japanese phonetic characters.
Common differences include:
Middle names
Family-name and given-name order
Spaces
Katakana spelling
Abbreviations
Different name formats across systems
When registering automatic rent withdrawals, use the account holder's name as recorded by your financial institution.
If the registration fails, contact the property manager or guarantor and ask how to correct it.
Do not invent a different spelling to make the form work.
7. Can someone else pay my rent?
A family member, employer or friend may sometimes help with rent payments.
However, using another person's account for automatic withdrawals or transfers may require approval.
Before making arrangements, ask whether third-party payments are permitted.
The person paying the rent and the tenant named in the rental agreement are not automatically the same person.
Even if someone else makes a payment, the tenant remains responsible for their obligations under the lease.
8. What happens if the automatic rent payment fails?
Automatic withdrawals may fail because of insufficient funds, incorrect information, incomplete registration or restrictions on the account.
If this happens:
Check your bank balance and account details.
Contact the property manager or guarantor promptly.
Confirm the outstanding amount and correct payment instructions.
Pay using the approved method.
Keep confirmation of your payment.
One failed withdrawal does not automatically mean that your rental agreement ends.
However, unpaid rent can create contractual problems and may lead to reminders, fees or other action under the agreement.
9. Can an expired residence card affect my bank account?
Financial institutions may request updated residence information.
If your residence period has been extended, ask your bank whether you need to submit your new residence card or updated documents.
A pending immigration renewal application and an approved extension are not the same.
Japan also has special rules allowing certain applicants to remain during a qualifying pending immigration application, but that does not automatically mean that every bank account will operate without further verification.
For more information, see our guide to rental screening when your residence period is approaching expiry.
You can also consult the Immigration Services Agency's official explanation of the special period.
10. Checklist before signing a rental agreement
Item | What to confirm |
|---|---|
Japanese bank account | Opened or still pending |
Residence card | Available and current |
Passport | Identification |
Employment or school | Supporting documents |
Guarantor | Domestic account requirements |
Initial costs | Accepted payment methods |
First rent payment | Amount, date and recipient |
Automatic withdrawal | Registration and start date |
Account holder name | Correct bank-registered spelling |
Alternative payments | Whether permitted |
Account updates | How to report changes |
Residence renewal | Whether bank details need updating |
Preparing this information before applying can help prevent delays.
Frequently Asked Questions
Q1. Can I rent an apartment in Japan without a Japanese bank account?
Possibly. Some properties may accept an application before the account is opened, but requirements depend on the landlord, property manager and guarantor.
Q2. Can I pay rent by bank transfer?
Some properties allow bank transfers. Others require automatic withdrawals. Check your rental conditions before signing.
Q3. Can I open a Japanese bank account immediately after arriving?
It may be possible, depending on your documents and the financial institution's requirements. Approval is not guaranteed.
Q4. What if my passport and bank account use different versions of my name?
Use your bank's registered account-holder name for payment registration. Ask the property manager or guarantor how to handle any differences.
Q5. Can a friend pay my rent from their bank account?
This depends on the rental payment rules. Confirm permission before arranging payments from another person's account.
Summary — Confirm your rent payment method before signing
Foreign nationals who have just arrived in Japan may not yet have a Japanese bank account.
That does not necessarily prevent them from applying for rental housing, but payment requirements vary from property to property.
Before signing, confirm whether the guarantor requires a domestic bank account, how initial fees will be paid and what happens before automatic withdrawals begin.
The most important step is to establish a reliable and approved rent payment arrangement before the lease starts.
